A home inspection will determine the present condition and functionality of the home’s major systems such as Roof, Electrical, Plumbing, HVAC and Structure. It also includes our home inspectors inspecting the exterior, sprinkler system, interior bedrooms, bathrooms, living spaces, garage and attic. All of the areas will be based on a visual inspection of accessible features.

A 4-point inspection is typically required on any property that’s 30 years old or older for insurance purposes. A 4-point inspection covers ONLY the Roof, Electrical, AC & Plumbing. Insurance companies want to make sure that these 4 major items are functional, damage and hazard free before they insure the property due to the fact that the property is older. Older properties sometimes pose older related issues or items. Call us today for your next 4-point inspection.

A wind mitigation inspection is normally recommended on any property built before 2002 and the roof has been fully replaced with a permit. A Wind Mitigation allows the insurance company to know how a property is going to stand in the means of a hurricane. Meaning what year was the roof replaced? What size nail was used to nail down the sheets of wood? What shape of roof is on the property? Are the windows, doors and garage door hurricane protected? All of these questions are equivalent to discounts that you could receive from the insurance company to lower your insurance premiums for the year which in turn could result in you the client as the new homeowner saving anywhere between $500-$700 annually over the course of you owning your property.
A Pre-Drywall Inspection can identify potential problems with the framing, plumbing, and electrical systems in the home before it's too late. It's also a good way to get an idea of what repairs may need to be made at this stage of the building process.
WDO (Wood Destroying Organisms) or Termite Inspection- as it's commonly called- is an extensive visual inspection that checks for the presence or evidence of past, on-going, or possible conducive conditions future termite infestations.
An 11 Month Warranty Inspection is performed on a new construction home before the builder’s warranty is up. Most builders offer a 1-year warranty against defects on new construction homes. If defects or damage are found within that warranty period, the builder will fix them as long as they are covered under the warranty. That’s where we come in.
These water quality tests are commonly requested by private well owners and drinking water customers who want to better understand the condition of their drinking water. Testing may be performed to evaluate basic water quality, identify potential health concerns, or establish a baseline for ongoing monitoring. In many cases, water testing is also required as part of a real estate transaction, including FHA and VA loan requirements. Results help homeowners, buyers, and lenders determine whether the water supply meets applicable standards and if further treatment or evaluation may be needed.

We can perform a Housing and Urban Development (HUD) structural engineering inspection to meet the requirements under the Permanent Foundations Guide for Manufactured Housing (PFMGH). We visually assess the existing foundation and determine if a permanent foundation is present, attached, sound, and fully supported per the PFMGH requirements for HUD. We then customize an engineering report for you and your lender (depending on VA, FHA, or Conventional financing).
