Comprehensive Home Inspection
A home inspection will determine the present condition and functionality of the home’s major systems such as Roof, Electrical, Plumbing, HVAC and Structure. It also includes our home inspectors inspecting the exterior, sprinkler system, interior bedrooms, bathrooms, living spaces, garage and attic. All of the areas will be based on a visual inspection of accessible features.
4-Point Inspection
A 4-point inspection is typically required on any property that’s 30 years old or older for insurance purposes. A 4-point inspection covers ONLY the Roof, Electrical, AC & Plumbing. Insurance companies want to make sure that these 4 major items are functional, damage and hazard free before they insure the property due to the fact that the property is older. Wind Mitigation Inspection
A wind mitigation inspection is normally recommended on any property built before 2002 and the roof has been fully replaced with a permit. A Wind Mitigation allows the insurance company to know how a property is going to stand in the means of a hurricane. Meaning what year was the roof replaced? What size nail was used to nail down the sheets of wood? What shape of roof is on the property? Are the windows, doors and garage door hurricane protected? All of these questions are equivalent to discounts that you could receive from the insurance company to lower your insurance premiums for the year which in turn could result in you the client as the new homeowner saving anywhere between $500-$700 annually over the course of you owning your property.
Pre-Drywall Inspections

11 Month Warranty Inspection
An 11 Month Warranty Inspection is performed on a new construction home before the builder’s warranty is up. Most builders offer a 1-year warranty against defects on new construction homes.
